The Community Rules apply to all Guests and visitors. Conduct yourself at all times in a lawful, courteous, and reasonable manner.
No smoking/vaping, parties, or events. Community quiet hours are from 10:00PM – 8:00AM. In the case of an emergency call 911.
Direct any questions about your stay and maintenance concerns to your Host.
The Community Staff cannot provide keys or access devices. If you have any questions or issues, please contact your Host or Airbnb.
The number of Guests per reservation may not exceed: Studio - Two People One Bedroom- Three Persons Two Bedroom - Five Persons Three Bedroom - Seven Persons Four Bedroom - Nine Persons

No animals of any kind are permitted. Service and Assistance Animals are allowed. Bag, tie, and place trash in the dumpster/trash chutes. If the Community uses a door-step trash service, your Host will provide details. Amenities: If your stay allows you to use Community amenities, your Host will provide access information. You must abide by all posted hours, rules, and regulations. Parking: If your stay allows you to use Community parking, your Host will provide information and access. You must abide by all posted rules and signage relating to Community parking. Your vehicle may be towed if it is parked in violation of rules and signage or in an unauthorized location.

Amenities - Common areas are open from 9am - 10pm daily, with the gym and mail room open 24 hours. Pool - The pool is open from 9am - 10pm daily. Guests must be limited to 2 per home and residents must accompany those guests. No parties. No pets. No person under the influence of alcoholic is permitted in the pool area and glass is not allowed, only plastic. If music is going to be played, keep the volume low to be courteous to your neighbors. Seven reserves the right to restrict pool privileges and issue lease violations to anyone not in compliance with these regulations.

Parking - All residents that pay for parking must register their car. Guest parking is available for $10/day, to be billed on the resident’s ledger at the beginning of each month .

Quiet Hours- Please remember to be a courteous neighbor and follow the City of Austin’s Noise Ordinance to keep things quiet between 10:30pm and 7am.

Smoking - Seven is a smoke-free community. Please step outside and away from the property if you decide to smoke.

Pets- All pets must be registered with the leasing office. Per your lease contract, Animal violations can result in a $100 initial charge and $10 per day until the animal is added to the lease or removed from the apartment. We do not allow any visiting pets. Make sure to pick up after your pets and keep them on a leash at all times when outside of your apartment.

Trash Rooms -Do not place boxes or large items in the trash rooms or down the chute. There are dumpsters in the alley behind the dog run for items that won’t fit down the trash chute.

Resident Safety - Ensure extra safety by securing all doors and windows when leaving your home, installing a camera or alarm, using your deadbolt lock when home, parking in well-lit areas, locking your car, and hiding valuables. If you see suspicious activity in the community, report it to the police immediately and notify the office or concierge afterwards.
